Gladesville Business Park, Victoria Road Gladesville
Gladesview Business Park, located on Victoria Road, Gladesville, is a modern, high-technology five level office building spanning 19,700m2 of NLA. Built in 1991, the complex is occupied by ten commercial office tenancies, the largest of which is occupied by Spotless. The Building Guild was awarded the refurbishment of the building as a lump sum contract via competitive tender, in which we showed innovation and potential cost savings from the outset. The interior elements of the project centred on the upgrade of the existing lift lobbies including new tiling, painting, electrical works and signage to each lobby. During the progression of the works, an exterior scope of work was added to the project as a variation, which included curbs, entryway tiling and new concrete work. Although the additional scope was unexpected at the outset, The Building Guild managed to deliver the additional scope with only a minor increase in programme while also identifying alternative non-slip exterior tiling to meet BCA / DDA compliance requirements without compromising the project budget. With tenants operating around the work areas, significant focus was placed on minimising impact on tenants throughout the works period. In response to this challenge, much of the works were undertaken out of business hours and a communication plan was implemented to manage tenant expectations throughout the project. The result of our planning and construction methodology saw tenants operate in the building, using lift lobbies as usual on a daily basis as if we were not present at all.
