Berry Street, North Sydney
The commissioning of British Telecom’s (BT) striking new national office space based in the corporate hub of North Sydney was a significant step in Building Guild’s portfolio. The nature of the project and the prestige such a reputable global brand brings were invaluable to diversifying and broadening our firm’s scope.
BT engaged Knight Frank Project Management and Building Consultancy to provide project management services, with the construction contract being awarded to Building Guild. The project was completed over a 10-week period.
The contemporary offices were designed by Sydney-based Siren Design and in collaboration with BT’s UK global property team to ensure the project met all international design requirements stipulated by the brand’s guidelines.
The resulting 1480m2 space comprises an entire ground floor with a glazed atrium foyer and contemporary reception area visible from Berry Street. The $3.6m, value-engineered, fit-out saw the demolition of the existing office space, a fit-out of the communications room, teleconferencing suites, secure communications and government-certified secure communications rooms, high-specification joinery and high-specification acoustic offices throughout. One of the project’s primary challenges was the early handover of the communications rooms and Stage 1 area to permit BT’s IT team comprehensive and uninterrupted access to migrate their IT systems. This early handover meant that the global brand’s IT team was not subjected to the issues linked to accessing and working within a job site.
Another complex aspect of the project was the highly technical audiovisual and teleconferencing installation required. In approaching the state-of-the-art requirements for mechanical, electrical, fire and audiovisual services, Aston Consulting was engaged to design the intricate infrastructure. All of the new offices were to be linked to ensure high-definition video conferencing around the world with six rooms installed with VC.
The BT project was both challenging and satisfying for Building Guild. To ensure the project’s success, our management team took the time to establish that its team was both capable and suitably developed before undertaking the construction works.
