Building Guild was engaged to undertake a comprehensive refurbishment at 85 Epping Road, North Ryde. Transforming the three-storey building with the additions of major structural modifications and facility upgrades.
A key element of the project involved the demolishing of the façade and structural sections of the building to make way for a new passenger lift. This required carefully planned crane operations to support and remove large structural steel beams while ensuring the integrity of the surrounding structure. The new lift shaft was constructed using in-situ off form concrete on three sides, while the fourth side featured a striking new glass façade, allowing natural light to flood the lift area and lift shaft thus enhancing the building’s exterior aesthetic.
Beyond the structural modifications, the refurbishment included upgrading all existing bathrooms to enhance functionality and aesthetics. The upper three floors were delivered as a cold shell, providing flexibility for future tenants to customize the space to their needs.
Through meticulous planning, technical expertise, and strategic execution, Building Guild successfully delivered a high-quality refurbishment, balancing complex structural challenges with minimal disruption to the building’s ongoing operations.
