Global investment manager Schroders’ lease extension at 123 Pitt Street Sydney necessitated a refresh of their Australian headquarters. Conceived by Siren Design, the project was centred around creating a high-quality space for clients and employees, including improvements to the reception area, meeting spaces, boardrooms and breakout areas.

Building Guild’s philosophy of collective strength is a testament to the fact that collaboration is key to the success of any project. The team was tasked with coordinating with Schroders’ IT team to duplicate and subsequently relocate the mission critical IT/communications room. These works accounted for much of the project budget, including electrical, mechanical and major security upgrades, so as to ensure the newly commissioned equipment could function at peak performance around the clock. Schroders’ decision to remain in the existing space for the duration of the works meant the project was delivered in 3 stages to minimise disruptions, with employees utilising the tenancy for 14-hours of each day. To allow business to continue as usual, Building Guild’s team of experts were required to discreetly deliver the project, scheduling noisy and dust-creating works for the night.

The Schroders fit-out refresh saw overwhelmingly positive feedback from the client, due to the quality of work and construction management of the project. Being able to deliver the transformative project whilst the business could operate was invaluable to the client, and is a credit to the team and its management skills.
