Building Guild delivered this unique Sydney loft-style bar over eight weeks. The Rook bar and restaurant is in the Sydney CBD and perched above a commercial York Street building; therefore, a considered program and logistics provision were essential.
We commenced the project as an Early Contractor Involvement (ECI) partner to help with buildability, design management, cost and programming. The ECI phase allowed forward planning for procurement, long lead-times as well as thorough coordination of featured acoustics with concern for the commercial neighbours.
The refurbishment works comprised a full strip and reconfiguration while being mindful of its top-level location and therefore constraints. We identified solutions to the project’s several high-risk challenges, including the demolition and refurbishment of the existing building services and building structure.
As part of the methodology, the project team provided value engineered options to meet Keystone Group’s budget and delivery deadline, without comprising design or quality. A key feature of the project involved creating an open air / loft space which allows cool air into the bar and delivers a strong New York style connection with the city.
