Bar Refurbishment
Set inside the Old Exchange Hotel on Sydney’s prominent Oxford Street, Della Hyde is a classic example of old-world charm resurgence in the Sydney bar scene. Della Hyde has reinvigorated the derelict and abandoned shell of the Exchange Hotel by injecting timeless interior detailing into the existing building form.
We were engaged to work on this exciting project following a competitive, lump sum tender. Within two weeks of the 6-week program, the client and design team made the decision to largely redesign the venue which, while unexpected, we could accommodate. The lump sum contract was amended to a construction management arrangement to allow the design to progress as we worked on the strip out and critical service upgrade works.
We workshopped the design with project partners while our site team continued on the project at rapid pace. Making structural changes, we created additional head height and space for new electrical services, stylised masonry columns and arches. We also completed the feature flooring and custom joinery.
At handover, despite the major design change, we delivered the space within the agreed 6-week timeframe and to the budget submitted in the original tender. We achieved this by working collaboratively with our subcontractors, the designer and the client. This approach allowed us to de-risk the project as the design developed.
