Infrastructure Remedial

The Dexus commercial and industrial estate in St. Leonards includes thirteen office / warehouse units providing approximately 19,300sqm of NLA. Tenants of the estate include major car insurance providers, printers and Ausgrid personnel,  all requiring 24-hour business access and operational continuity. Building Guild was appointed under a lump sum contract to refurbish the estate including works to lobbies, exterior painting and re-waterproofing of the rooftop car park.

The scope of internal refurbishment primarily consisted of upgrades to the four lift lobbies within the estate; new emergency and feature lighting, new timber panelling as well as replacing existing tiling to the lift lobbies. Building Guild worked with the design team and Dexus to identify suitable tiling and timber alternatives to those originally specified to overcome lead time challenges. Researching options and providing coordinated samples of alternative tiles and timber identified  a cost effective and readily available solution, allowing the project to proceed on schedule. From the outset, Building Guild worked closely alongside the design team to refine the exterior paint selection, providing a significant improvement to the building’s presentation. Sample areas were tested and examined in various light conditions to determine the final colour selection in conjunction with the designer.

Our scope for the rooftop car park was to provide an engineered re-waterproofing solution with a twenty-year warranty. The two most common solutions for the requirement within Australia are largely different; one being very cost effective yet fallible in terms of warranty, and the other exceeding the upper limit of the project, although more reliable. To overcome the budget challenge, Building Guild team scoured the Australian and New Zealand markets for an alternate solution, finally identifying a solution from New Zealand which was verifiably reliable (as proven by Australian engineers) and as cost effective as the initial option. Our innovative thinking and commitment to excellence in this process provided Dexus Property Group with a high value solution with potential for further application across their portfolio.

In our efforts to bring some new life into the Frederick St, St Leonards commercial building, our design included clean lines in timber which needed to be installed with precision. The Building Guild’s flexible approach to working with us to deliver the best possible result was fantastic and their workmanship is second to none.
